For Kerri Hoermann, the craftsman homes and tree-lined streets of 78209 are woven deep into a family history that stretches back to the 1940s. Looking back even further, Kerri’s roots harken back to the early days of the Republic of Texas. Today, Kerri’s boutique brokerage firm specializes in the 78209 communities that formed the backbone of her family’s heritage.
“My mother-in-law, Kathy and my mom Karen, graduated from Alamo Heights High School in the same year. They were great friends and they both went to the University of Texas where they pledged Zeta together. Later on, they set me up with my husband, Rusty. Today, Rusty and I live in Olmos Park with our three children, Wilkes, Reilly, and Madge. We also share our home with several dogs and a tortoise named Igor, ” Kerri says.
Since opening Kerri Real Estate in 2019, Kerri has reimagined the typical brokerage business model to offer concierge-level service to her agents and her clients in Alamo Heights, Terrell Hills, and Olmos Park. In doing so, Kerri has forgone traditional office settings.
“Our brokerage doesn’t need an office. My agents and I support local businesses when we meet clients out in the community. I’ve found that it really makes a difference in building connections throughout 78209. After all, we are part of these neighborhoods, too. I want the community to feel the difference,” Kerri says.
The Kerri Difference: An Agent-First Model
Kerri’s goal is not to be the biggest brokerage, but to be the most intentional. She believes that real estate is a relationship business, not a high-volume, one-size-fits-all model, reflecting her commitment to high ethics, clear communication, and a level of personal attention that larger firms often cannot provide. Kerri’s calm, detail-driven guidance makes her a trusted resource for buyers, sellers, and agents.
“I’d been in the business for almost twenty years when I started Kerri Real Estate. I worked with big brokerages and mid-level, neighborhood-focused brokerages as well. In starting my firm, I wanted something smaller and more intimate. For me, being a broker means building personal relationships with my agents. If they have a question, I want them to be able to contact me,” Kerri says.
Kerri’s understanding of her role is rooted in what her clients call her “teacher’s heart.” She is a committed lifelong learner, and this means keeping abreast of current market trends so that she can work collaboratively with her agents.
“I make it all about supporting the agent by providing them with the mentorship necessary to be successful. I get so excited to see my agents succeed! This trickles down to the ways in which my agents are able to show up for our clients, and hopefully, we are able to match them with their dream home,” Kerri says.
The proof of her success lies in how long her listings stay on the market. While other agents in the area average 88 days, Kerri’s sell within 65. This reflects strategic pricing, strong negotiation, and deep neighborhood expertise. With over 22 years of residential experience, Kerri brings an advanced level of knowledge to every transaction.
A Neighborhood Insider
Perhaps Kerri’s biggest strength as a community-driven broker lies in her own experience living and buying a home in the area. This gives her a unique personal stake in her business. Her clients become her neighbors. Although she was born in Chicago and lived in Dallas and Los Angeles growing up, the stories that her mother shared about her family’s life in Alamo Heights remained a guiding light when it came to settling in San Antonio in 2006.
“No matter where we lived, my parents always picked tight-knit neighborhoods that felt similar to Alamo Heights, so when we moved to San Antonio, it was home. It felt like I had always been here,” Kerri says.
Fast forward twenty years, and Kerri raises funds for extracurricular activities at AHISD through the Mule Team and volunteers extensively with her children in the community. She is the founder of the Alamo Heights Realtor Mastermind Group, an online forum that connects realtors and brokers across the area, and she runs a “Real Estate Insider” blog on her website, providing clients with neighborhood tips ranging from a cost-of-living guide to local shops, restaurants, and hidden gems. Giving back is part of how her family shows up in 78209, mirroring the thoughtful service-minded approach she brings to real estate.
“Ultimately, my job is to genuinely listen to my clients and my agents. I want to understand what ‘home’ means to them. My goal is for every client and agent to feel informed and confident from the first conversation to the closing table,” Kerri says.
