H-E-B UNVEILS MORE PLANS FOR CENTRAL MARKET REDO

In a recent news release, H-E-B announced what it calls “big plans” for a major renovation of Central Market on Broadway St. in 78209. The grocery company teased “significant updates” that will modernize and refresh the location. We reported on the planned remodel previously in 78209 Magazine.

The company said, “With initial plans for phase two submitted to the City of Alamo Heights, the company will refresh the store’s façade and execute a full remodel of the location’s interior, which will enhance the shopping experience for customers and work environment for store Partners. While specific details are in development and plans still require city approval, the second phase will include repositioning select departments, adding more energy-efficient fixtures and equipment, expanding the seating area for the café, implementing improvements to the breakroom and administrative spaces, and streamlining work areas for store Partners.

“The storefront updates will introduce design elements that complement the neighborhood such as adding windows to allow for more natural lighting and incorporating materials and textures like wood, D’Hanis brick, and metals.

“This news follows word of the project’s first phase, which includes updates to the parking lot and construction of a dedicated produce loading dock on the upper level. The first phase is expected to be completed by late 2024. The second phase will begin shortly after phase one is finished and is expected to be done by mid-2026.

“Along with phase one improvements to the parking lot and loading dock, which were already approved by the city of Alamo Heights, additional improvements will include adding new sidewalks, pedestrian paths, and parking lot signage. The renovations planned for the two phases also will provide much-needed structural improvements, which will secure areas such as the parking garage, an area prone to flooding.” H-E-B said it would provide additional details on the remodel as the work progresses.

A division of H-E-B, Central Market, opened its doors in Austin, Texas in 1994. Now, 26 years later, Central Market has ten store locations across Texas, including Alamo Heights, Austin, Dallas, Fort Worth, Houston, Plano, and Southlake.

PUBLIC ART OPPORTUNITY: ALBIN & BROOKSIDE

The City of San Antonio’s Department of Arts & Culture has identified the Eisenhauer-Northwood-Devonshire IA Drainage project area in Council District 10 as an opportunity for a public art sculpture project. The sculpture will be located near the Albin Rd and Brookside Dr. intersection.

The Department of Arts & Culture’s Public Art Division is the City of San Antonio’s program responsible for managing public art projects and programs that express the vibrancy and diversity of our community through art and place-making. The public art projects managed include those associated with the City’s capital improvement programs that connect to the community through exhibits, presentations, outreach and planning initiatives.

The Public Art Division works directly with all City departments and supports local public art efforts of artists, community groups, partnership organizations, and outside agencies.

Public art works can be found throughout San Antonio, including several pieces located near Brackenridge Park and the Witte Museum. Prior to awarding a grant for a sculpture, the public works staff surveys the community surrounding the proposed site to determine community preferences and ideas for the work.

ANTEATERS AND CAPYBARAS FEATURED IN NEW EXHIBIT AT SA ZOO

San Antonio Zoo recently announced an all-new mixed species habitat, providing a new combined home for both capybaras and anteaters. As part of planning for the soon to be completed Congo Falls, the zoo has relocated captivating anteaters, Demetrio and Sprout, to join the new capybara residents, Ginny and Luna, in this reimaged riverside setting.

The updated habitat, located adjacent to Aussies Snacks, offers the new animal residents river access, allowing guests to witness the extraordinary swimming abilities of both capybaras and anteaters. The zoo wrote in a news release, “Guests will be amazed at the personalities of these remarkable animals as they interact with each other and their diverse environment.

“Capybaras, scientifically known as Hydrochoerus hydrochaeris, live in South American savannas, forests, and around bodies of water. As the largest rodent in the world, these engaging animals are highly social creatures living in herds as large as 100 members. Their love for water also provides their favorite meals consisting of grasses and water plants, using their sharp teeth to consume large quantities of vegetation, averaging 6 to 8 pounds per day.

“Giant anteaters also live in Central and South American forests, savannas, and grasslands, and feed on ants and termites.”

EGRETS HEADING OUR WAY TO NEST IN AH TREES

People who have driven behind the Witte Museum in April and May surely noticed the huge flocks of large white-feathered birds nesting in trees and saturating the ground with their droppings. The birds are Egrets and they are a federally protected migratory bird.

Recently, the City of Alamo Heights posted an alert for residents to be advised that egrets may be attempting to settle on private property north of the Patterson and Torcido area. The city noted, “Egrets, specifically cattle egrets and snowy egrets, flock in very large numbers once a roosting site is established, typically in tall, dense trees. When they choose a site in a residential area, this can present problems to homeowners and neighbors from the noise, stench, and damage to vegetation, roofs, and sidewalks caused by their droppings.”

Egrets and other migratory birds are protected by the Federal Migratory Bird Treaty Act. It is, therefore, illegal to shoot, hunt, capture, kill, or harm them.

The city added, “If scout egrets begin to settle at your private property, it is strongly recommended to deter the birds by legal means before more egrets arrive and establish nests. Once egrets start nesting and producing eggs, they are protected under federal law.

The city urged “Property owners to make loud noises and sounds – by legal means – to encourage the birds to relocate elsewhere. Using tools like air horns, loud bells, and banging pots and pans to produce noises. Hanging bright streamers in trees, water nozzles, and ‘scare eye balloons’ are also common tactics to frighten away birds.

“These activities should be performed as soon as scout birds are seen on one’s property.” If they nest and hatch eggs, they must be left alone. For more information, residents can contact Alamo Heights’ deputy police chief, Cindy Pruitt, at (210) 832-2217.

FISH CITY GRILL TO FILL SPACE LEFT BY SHUTTERED BURGER FI RESTAURANT

Burger Fi, a hamburger joint at 1907 Nacogdoches Rd. in the Oak Park Village Center, never truly recovered from the damage it suffered when an EF-1 tornado ripped through the area on Feb. 19, 2017. The tornado severely damaged the Burger Fi building, as well as a number of other structures in the neighborhood. The restaurant did reopen a year after the storm. But it closed just a couple of years later.

Now, Fish City Grill will open its fourth location in that space which includes 3,280 square feet inside and an outside patio. The restaurant will feature a full bar, a number of seafood specials, plus an oyster bar.

After extensive remodeling inside the space, Fish City Grill says it plans to open to the public late summer 2024. For more information on the eatery, visit its website at www.fishcitygrill.com.

JIM’S ON BROADWAY NEAR HILDEBRAND NO MORE

After 53 years of serving breakfast, lunch, and dinner, Jim’s Restaurant at 4108 Broadway near Hildebrand closed on Tuesday, March 5, 2024. A sign on the door read, “Goodbye, Farwell, Until We Meet Again. Today is our last day — it’s been a pleasure serving you!” The note went on to direct patrons to three other Jim’s Restaurants in the area. In all, Jim’s now has 12 restaurants in San Antonio and 2 in Austin.

Frontier Enterprises, Inc., the parent company, operates Jim’s Restaurants in San Antonio and Austin, The Magic Time Machine Restaurants in San Antonio and Dallas, and the Frontier Burger near Broadway and Loop 410. Prior to COVID-19, most of Jim’s locations were open 24 hours a day.

The Broadway at Hildebrand location had faced several health department issues regarding roach infestations, according to KSAT TV news, and was forced to shut down on two occasions in 2023.

SPADEX LOUNGE, NEW BAR OPENING ON BROADWAY IN 78209

A new bar and lounge is reportedly coming to 8217 Broadway St., next to the Broadway Oaks Animal Hospital and adjacent to The Hangar Bar and Grill.

According to plans filed with the City of San Antonio, the business owner is Olakunle Balogun. The lounge will serve food and alcoholic beverages, with an occupancy of around 45 customers.

78209 Magazine spoke with Mr. Balogun. He said plans are to open the business sometime in April. He said he has applied for a liquor license. But as of this writing, they are still awaiting some approvals from the City of San Antonio. Construction work is underway inside the lounge, which includes adding a second bathroom and building a small stage.

The parking lot on the Broadway St. side of the building is limited. It is also shared with a tattoo parlor and a vape/smoke shop. But, Mr. Balogun said, there is a large, paved lot behind the structure which can accommodate many vehicles.

Officers with the Oak Park Northwood Neighborhood Association expressed concern about possible noise and traffic resulting from the planned bar. They said they have been battling the nearby Bentley’s Bar over noise concerns for several months.

wiseMIND Seeks to Improve Mental Healthcare Through a Unique Patient-Centered Approach

A local psychiatry practice is embracing a new concept emerging in the healthcare industry. wiseMIND offers an enhanced level of personalized care by going outside of the traditional health insurance model. As the practice does not accept insurance, they are able to avoid the limitations and barriers placed by insurance companies. wiseMIND co-founders, Doctors Ami Chatrath, and Brandi Milmo, believe it empowers them to deliver a better patient experience, in particular, for working professionals to access their mental health services.

“One of our goals with wiseMIND is to have more autonomy on how our practice runs,” said Dr. Milmo. “Dr. Chatrath and I really wanted to provide more robust comprehensive psychiatric care that isn’t limited by today’s kind of insurance world.”

One unique feature for wiseMIND is offering a medication consultation and a talk therapy session during the same visit.

“A lot of our patients are busy people. They’re busy managing families and their careers. They would rather avoid compartmentalized health care where they must make separate appointments to see a therapist and a psychiatrist,” said Dr. Milmo. “With wise mind, they do both at one time, and it makes their life easier.”

The payment at service system also gives wiseMIND more flexibility to offer longer visit times. Patients can see a doctor within days rather than weeks or, in some cases, even months. Chatrath and Milmo also pride themselves on keeping their appointments on time.

“We don’t overbook, which is what happens in the insurance world,” Dr. Chatrath said. “These practices assume some patients aren’t going to show up. This can result in a long wait. Because we never overbooked, our patients see us at their scheduled time, or sometimes they wait only a few minutes.”

wiseMIND patients can still file an insurance claim to recoup out of pocket costs. Every patient receives a ‘superbill’ with rates to submit for potential reimbursement.

The evolution of telemedicine makes medical treatment more accessible to all. However, Chatrath and Milmo feel there’s value in holding face-to-face appointments and encouraging their patients to choose this option when possible.

“Video visits are helpful and super accessible, but sometimes the quality isn’t there,” added Dr. Chatrath. “We find the information collected from patients in person makes a really big difference in determining their underlying conditions.”

The pandemic helped bring heightened attention to mental health. As a result, Chatrath and Milmo see a growing number of patients for matters brought on by the stresses in today’s world. These could be related to family, career, finances, and world events.

“There are concerns that arise from a constant barrage of social media and the ideas presented through those platforms,” Dr. Milmo said. “Sometimes that becomes internalized and creates issues within younger people and adults.”

Two wise minds are better than one. The idea for wiseMIND began at UT Health Science Center – San Antonio, where Doctors Chatrath and Milmo served a four-year residency. Both recognized they shared similar values on a concept of providing psychiatric care more accessible and stress-free for their patients.

“Doctor Milmo asked if I was interested in starting a practice with her, and it’s really worked out well,” said Dr. Chatrath. “We are both very confident in our psychiatry expertise, but on the business side, it’s nice having the two of us navigate that together.”

The pair shares duties on everything from returning client phone calls and emails to posting informative content to their blog and social media.

Chatrath and Milmo are 78209 neighbors who were drawn to the area for its central location, proximity to quality schools, culture, and strong sense of community. Their Breckenridge Park office is close to home and scenic. Dr. Chatrath’s office faces the golf course, and Dr. Milmo’s overlooks the park.

“It’s easily accessible for anyone across town,” stated Dr. Chatrath. “It’s a quirky, brick building but it really does help people feel more comfortable and relaxed. That’s what we’ve prioritized at wiseMIND over anything else.

Kat and Mike Carey

The Delight of a Daily Sunset Shines a Light on the Carey Family

An appreciation for art and the simpler things in life was a big part of the attraction for Mike and Kat Carey when they first met more than 17 years ago. As parents, they share that mindset with their two children for the life they humbly enjoy in 78209.

Their story began at a house party Kat hosted while in college. Mike, who was stationed at Ft. Sam Houston, as a Spanish language linguist, showed up with a group of friends.

“After the party, I basically couldn’t get a ride home, so I slept on the couch,” Mike recalled. “The next morning, when everyone left, I stayed, helped clean up, and just never left.”

There was definitely a connection between the two. However, Kat had just ended a relationship and was unsure if she was ready for another one.

“A person you want to spend the rest of your life with pops in your life and, it’s like what am I supposed to do now?” reflected Kat.

After six months of dating, they got married. They were 20 and 21 years old. Sometimes, you just know.

“We both like music and love art,” Kat added. “I asked Mike if he wanted to go to a poetry slam, and he said yes. Things like that we’ve always had in common.”

As Kat’s photography business grew, she needed help with wedding and portrait shoots. She gave Mike a camera, and now he’s a trusted second photographer. They’ve done over 400 events together and forged a stronger bond through the camera lens.

“He’s actually very talented, or we wouldn’t be shooting together,” Kat said. “Every event we shoot together and it’s kind of like a date night for us.”

Kat and Mike now co-own DarkroomFoto near downtown San Antonio. With a business in place, two children followed, and it was time to establish roots. Kat recalls an extensive search trying to find the right place to call home. They wanted something in the center of the city with museums and shopping close by.

“We probably looked at 60 properties, and this home kind of found us,” Mike said. “We made an offer the first day it went on the market, and they accepted it.”

“It’s a bungalow-type home. Growing up, I’ve always like that,” added Kat. “Our kids, now 12 and six years old, have plenty of room to romp all over the place.”

Their quaint, three-bedroom, one-bath home on a large corner lot offers everything this family needs.

“We’re always hanging out in the living room and the kitchen, or we’re outside with our three dogs and the chickens,” Mike said. “I think it’s kind of a blessing to be in this, like, smaller, more intimate space. It’s good for family dynamics. We went through COVID in this house, and we still really like each other.”

Through the years they’ve personalized the home with a distinct collection of furniture, art, and plants. There’s a sense pride in assembling a living space that is comfortable and uniquely their own style.

“Every little thing is something we love and want to come home to and see,” added Kat. “Buying something new is hard because we’ll need to replace something else. It feels good to be in a space so meaningful to us.”

The Carey’s live in a section of 78209 that sits in the middle of culture, eclectic and luxury – all within walking distance. The McNay Art Museum, Austin Highway shops and Terrell Hills are essentially across the street from their home.

“We could ride our bikes if we want to all of these places,” Mike said.

As professional photographers, Kat and Mike are masters at utilizing light. It’s not surprising one of their favorite features is the way their home is positioned to welcome sunsets.

“Almost every evening, the sunset radiates our house in a beautiful, golden light. It’s just gorgeous,” Kat said. Mike shared, “You can be having a bad day, but when you experience that ethereal light bathing our home, it inspires gratitude for what we have.”

Scott Christy Honored to Represent the Texas Cavaliers as King Antonio CI
For King Antonio CI, Scott Christy, the pomp that comes with the position is fun, but it’s the work the Texas Cavaliers do to support children that reigns supreme.

April is Fiesta time in San Antonio. The annual celebration comes with many fun and colorful traditions. One that supports our brand of Fiesta royalty are the events hosted by the Texas Cavaliers. Synonymous with the Cavaliers are the River Parade and King Antonio. This year, 78209 resident Scott Christy reigns as King Antonio CI - King 101 for those not good with Roman numerals.

“It’s humbling because there are so many Cavaliers who have come before me, and I have a role during Fiesta that’s important to the city and to the children of San Antonio,” Scott said.

Representing the Cavaliers as King Antonio for two weeks during Fiesta is a carefully planned and coordinated series of events. Scott manages to fulfill his numerous royal duties while serving as president for Triangle Reproductions – a specialty printing business in San Antonio. Once Fiesta begins, it’s a very busy itinerary that starts in the morning and doesn’t stop till late at night.

“We visit schools, retirement communities, charities, civic organizations, hospitals, and more,” said Scott. “We squeeze in a quick lunch, but we’re moving from place to place.”

To stay on schedule, King Antonio is supported by three aides (lifelong friends and 78209 residents Casey Fry, Pete Mclaughlin, and David Mauze’). They are escorted around town by two offduty San Antonio police motorcycle officers.

One of Scott’s favorite stops is visiting schools – 50 to 60 are planned this year. Seeing the students’ excitement when King Antonio and his entourage enter their gym or auditorium is a thrill.

“We stand out. We wear these bright blue suits, and I’ve got a giant red feather plume on top of my hat. When they see us, they realize it’s Fiesta in San Antonio,” Scott added. “We give them a King

Antonio medal, leave a book for their school library, do a skit to keep them entertained, and leave them with a positive message.”

King Antonio, as the face for the Texas Cavaliers, could be one of the most underappreciated public relations strategies of all time. The excitement, attention, and media coverage King Antonio commands is like P.R. gold. But it’s the collective work of the 600plus member Cavaliers that leaves an impact long, far beyond.

With the river parade as their primary fundraiser, since its inception in 1989, the Texas Cavaliers Charitable Foundation has contributed over $18 million dollars to children focused causes. This year, the Foundation plans to donate $8.5 million dollars. Approximately $7.5 million dollars is earmarked for the construction of the Texas Cavaliers Education Center, which is part of a master renovation project surrounding the Alamo. Construction begins in November 2024, and when completed in 2026, the Center will be the first experience for thousands of visitors, including 250,000 schoolchildren annually, when visiting the Alamo.

“The Texas Cavaliers Education Center will help give children the context they need when they embark upon a visit at the shrine of Texas liberty, and that’s something our whole organization is very proud of.”

Sixty-two nonprofits will share in additional one million dollars the Cavaliers will donate this year in the form of grants.

“This is why we do what we do,” Scott reflected. “It’s why we spend hundreds of man-hours planning and hosting the river parade. It’s to raise money to help the children of our communities.”

NEW PRINCIPAL NAMED AT WOODRIDGE ELEMENTARY

Sean Reno has been appointed principal of Woodridge Elementary. He has spent the past four years as an assistant principal at Alamo Heights High School. Before joining Alamo Heights ISD, he served for 12 years at Johnson High School in North East ISD as a speech teacher and head tennis coach for eight years and assistant principal for four years. He also spent eight years at Judson ISD as a special education teacher and tennis coach.

“Sean is an experienced educator and instructional leader who believes in building strong relationships with students, staff members and families,” said Dr. Dana Bashara, AHISD Superintendent. “I know he will help us build on the academic achievements at Woodridge and bring together our community of students, teachers, and parents.”

Reno earned his bachelor’s degree from Texas Lutheran University and his master’s degree in Educational Leadership from UTSA.

“I became an educator to have a positive impact on the lives of others,” Reno said. “ As a student, I was positively impacted by many adults in my life who put me into a position to succeed. “

Reno and his wife Kelley, a professor at UTSA, have been married for 21 years and their three daughters Haley, Emily, and Kenley all attend AHISD schools.

“I am absolutely honored to be the next principal at Woodridge Elementary,” Reno said. “This district has been a blessing to both myself and my family, and I am excited to join your team and family at Woodridge. I cannot wait to be part of this great community and to support the work of our tremendous teachers.”

He will assume his new role this summer.

ARTIST RECOGNIZED BY TEXAS CAVALIERS

Scarlett Isaac, a 5th grader at Woodridge, was recognized as a finalist in the 2024 Texas Cavaliers’ River Parade Art Contest.

This year, more than 65 schools across the city submitted 1,400 pieces of art for the contest. Students were recognized by City Council District and Scarlett represented District 10. Her art teacher is Anika Blanco.

Scarlett was recognized at a press conference with the other finalists from across San Antonio. She met King Antonio Scott Allen Christy who shared that he also attended Woodridge. He and his entourage will visit the school during Fiesta.

As a finalist, Scarlett earned $3,000 for her school’s art program, a week-long summer art camp at UTSA Southwest, and prizes from sponsors including Whataburger. Her art will also appear on a VIA bus and in the River Parade program.

The theme of this year’s contest was Viva America with an emphasis on the great American landmarks.

Genevieve Willcox, also a 5th grader at Woodridge, was recognized as a runner up in the art contest. She earned $1,000 for her school’s art program. Her teacher is Adelaide Barnes.

Effective Communication for Leaders

Insights into the crucial role of communication in leadership

How do you define effective communication?

According to an article in Coursera.org, effective communication is the process of exchanging ideas, thoughts, opinions, knowledge, and data so that the message is received and understood with clarity and purpose. When we communicate effectively, both the sender and receiver feel satisfied.

I recently had a conversation with Dale Lane, co-owner and co-publisher of 78209 Magazine and San Antonio Woman, to get insights on what leadership means to him. “Good leadership for me is listening,” Dale said. “Being a good listener, being empathetic, and controlling my nervous system so it’s not my body responding, it’s my mind that is empathetic and filled with gratitude.”

As you probably already know, listening is a crucial aspect of effective communication. Experts believe that for effective communication to take

place, we have to listen twice as much as we speak. But what is involved in listening? It involves being fully present and aware of the message being conveyed by the sender.

Listening requires:

1. Active engagement: Giving the speaker your full attention.

2. Empathy: Trying to understand the speaker’s perspective and emotions.

3. Avoidance of distractions: Minimizing external and internal distractions.

4. Clarifying: Asking questions to ensure understanding.

5. Reflecting: Paraphrasing to show understanding and empathy.

6. Non-judgmental attitude: Avoiding assumptions and biases.

7. Open-mindedness: Being receptive to new ideas and perspectives.

8. Acknowledgment: Showing appreciation for the speaker’s message.

Which, if you haven’t noticed, Dale’s definition of leadership emphasizes a lot of these same qualities that anyone interested in becoming a better leader should prioritize and work on developing.

I asked Dale how he nurtured and developed those qualities within himself. He said: “I had to recognize that if I wasn’t mindful of what I wanted to say before I said it - because there was too much emotion, not enough empathy - I couldn’t lead because I didn’t have control of the message, from a strategic standpoint, it was all emotion. Meditation, breathing, and calming my nervous system help me get to a place where I can genuinely listen and respond to what I hear from a

purpose-driven perspective, not reacting. Whether it’s with my sales team, production team, my business partner, or our clients, it’s important to get myself in a position where I can have a clear mind and can really listen and respond appropriately.”

Meditation, mindfulness, and breathing are ways to help you regulate your emotions. If there was a skill that I would wish for everyone to learn, it is emotional regulation. According to an article in yourtherapysource.com, emotional regulation is how we deal with stressors. It’s the ability to monitor and manage your energy states, emotions, thoughts, and behaviors in ways that are acceptable and produce positive results such as well-being, loving relationships, and learning. Dale is a testimony of this. “It’s made me a better person. I’m a better friend and a better partner, and I can better serve my clients from a purpose-driven perspective, not from a selfish one, where I’m not trying to get something out of someone. I’m just trying to get everybody in rhythm and going in the same direction. And it doesn’t matter if it’s one of my kids, my business partner/wife, or whoever is in front of me.”

Developing emotional regulation is an ongoing process that involves self-reflection, practice, and the cultivation of emotional intelligence (EQ); skills necessary to become a more connected and empathetic leader who can build trust and rapport with their team. As Dale said, “It’s helped me lead my team in a way that brings out the best in them while on a trajectory to meet established goals.”

Dale hit the nail on the head on that one. A clear vision, a destination, is vital for a leader. It sets the foundation for success. “From the perspective of leading, if you’re leading, you’re going somewhere,” Dale said. “Leading implies there’s movement, direction, and action. So, you can work on yourself and develop yourself all you want and still not be leading. If you’re leading, you have to know where you’re going and who you’re leading.

With that being said, having a clear vision and destination is only the first step. While achieving results is an integral aspect of leadership, it is

also important to develop the necessary skills, traits, and behaviors to guide others towards that vision. Leadership effectiveness is not just about achievements, but also about the values and principles that guide your actions. Prioritizing your own well-being as a leader is essential for the overall success of your team and organization.
