78209 Real Estate Market Update

The 78209 real estate market roared into late spring, posting one of its strongest months of the year. Closed sales surged to 46 in May, up significantly from 26 in April, driving total dollar volume to $37.7 million — more than double April’s $16 million.

 

Home values climbed sharply as well. The average sale price jumped to $819,297 in May, up from $611,372 in April, while the median sale price rose to $679,359 from $635,500. Price per square foot also strengthened, reaching $313 compared to $286 the previous month. This data provides clear evidence that buyer demand remains robust for well-positioned 78209 properties.  

 

Sellers continue to hold the upper hand in 78209. Homes sold for a median of 99.7% of their last list price in May, up from 98.8% in April, signaling buyers are paying close to asking price with minimal room to negotiate. Homes are also moving quickly, though days on market ticked up slightly to 48 from 43.

 

As typical in the peak selling season, inventory expanded to 182 homes available, up from 166 in April. This pushed housing supply to 6.5 months — a sign that while options are growing for buyers, the market still favors sellers in this competitive zip code.

 

Congress Passes Major Housing Bill — What It Means for Home Buyers

 

In June, Congress delivered a rare bipartisan win for housing affordability. The House passed the 21st Century Road to Housing Act 358-32, following the Senate’s 85-5 approval — clearing the way for President Trump’s signature. For home buyers, this is one of the most significant housing packages out of Washington in 30 years. The bill is waiting on President Trump’s signature to become law. Due to affordability challenges in the current housing market, law makers are confident the bill will get signed soon.

 

WHY IT MATTERS FOR BUYERS

 

The bill’s 45 provisions target the root of the affordability crisis: a shortage of 4.03 million homes nationwide. Key changes that directly benefit buyers:

Faster permitting and reduced red tape, aimed at lowering construction costs and timelines — which can translate to more inventory and better pricing

 

Restrictions on large institutional investors buying single-family homes, reducing competition for everyday buyers

 

Deregulation for small banks and credit unions, encouraging more lenders back into the mortgage space

Realtor.com data shows roughly 1.82 million younger households are effectively locked out of homeownership today. That delay carries a real cost — buyers who purchase before age 30 build roughly $119,000 more net worth by age 50 than those who wait. More supply and fewer barriers mean more buyers can build wealth sooner.

 

The San Antonio-New Braunfels Market just earned a standout distinction in the latest national housing data. According to the National Association of Realtors, pending home sales rose 3.8% nationwide in May — the fourth consecutive monthly increase — and the San Antonio area posted one of the strongest year-over-year gains of any metro in the country. San Antonio-New Braunfels saw pending sales jump approximately 16% over the past year – the second highest increase in the nation and the only Texas metro to crack the national top 10.

 

What’s Driving the Surge

 

Despite mortgage rates holding above 6.5%, buyers nationwide appear to be accepting higher rates as the new normal rather than waiting on the sidelines. NAR Chief Economist Lawrence Yun called it a sign of “pent-up housing demand” finally breaking through. While Sun Belt markets broadly saw declining activity, San Antonio bucked that trend — a sign of the area’s continued appeal to relocating buyers and strong underlying demand fundamentals.

Rising pending sales today typically translate into closed transactions in the following one to two months. For San Antonio sellers, this data point reinforces real, active buyer demand. For buyers, it’s a signal that competition may be building — particularly for well-priced homes in desirable areas.
